About Us
We are adventurous maintenance management enthusiasts with backgrounds in engineering, consulting, and management. We form a plan, work with our clients, crawl around buildings looking for assets, prepare and deliver data, integrate that data with newly implemented or existing software, and follow up on results.
BMOC services are built upon industrial engineering principles such as economic decision making, quality control, and labor management. Economic decision making and the morale of the workforce is of utmost importance to us. It is our mission in the facilities management industry to apply these principles and, by doing so, promote productiveness at the labor, management, and administrative levels.
Additionally, each of our projects is completed using an engineered approach. All facilities management organizations are different & call for a designed methodology. We are flexible, capable, & take nothing for granted.
Jonathan Thomas
Jonathan (Jon) Thomas, PE, CEM, CRL founded BMOC in 2015 after leading facility condition assessment (FCA) projects for 17 years. While working in FCA and also leading the company’s equipment inventory work, he noticed persistent problems in the facilities management industry:
- Poor asset data for existing buildings was rampant.
- An organizational perception of the CMMS / EAMS / IWMS was common.
- New construction turnover frequently failed, even with BIM
- Equipment inventory work was difficult and required a thorough understanding of building systems: old, new, and future.
- Educational programs do not train asset management staff who understand buildings systems, software, and management.
- Preventive maintenance procedures from generic sources, trade organizations, and original equipment manufacturers were inconsistent and added little value to large scale facilities management.
- There were no organizations in the market focusing on this work as a specialty.
BMOC was founded on the thesis that CMMS / EAMS / IWMS is underutilized and undervalued due to the asset data within rather than its functionality and new construction turnover fails broadly because facilities needs to own the process. BMOC has been established to solve these problems and provide facilities with a partner who can add expertise and continuity in these fields.
Doug Litwiller
Doug Litwiller, PE, joined BMOC July, 2023. Doug has been working in the facilities management space the majority of his career. Doug has been involved in the facilities management industry his entire career from being a college campus utilities distribution engineer, a power plant engineer, an engineering director for two hospitals, energy management consultant for an investor-owned utility company, and, most recently was the Associate Director for Energy Conservation at the University of Iowa. One of Doug’s “claims to fame” was bringing fault detection and diagnostics (FDD) technology to the U of I campus.
One of Doug’s passions is to connect people who have questions with people who have the answers with the ultimate goal of helping prevent the reinvention of the proverbial wheel. Doug has created and facilitated a number of interinstitutional facilities management collaboration groups during his career. One of his other passions is spreading the gospel of effective asset management.
Doug has a Bachelor of Science degree in Mechanical Engineering from Iowa State University. He is a registered professional engineer (Iowa).
Greg Adams
Greg Adams, MSBCFM, joined BMOC May, 2023, after thirty years in key facility management positions in four higher education institutions across two states, and two terms with the University System of Georgia Office of Real Estate & Facilities where he interfaced with all State of Georgia institutions, collaboratively pursuing high quality facilities management programs, including improved asset management and reductions in total costs of asset ownership. While working in the industry, Greg observed BMOC's unique and effective approach to solving common problems related to suboptimal asset management practices including challenged preventive maintenance programs and incomplete CMMS implementations and utilization. Greg joined BMOC because he has never personally seen an organization that could not experience solid returns on investments by taking advantage of BMOC's CMMS-agnostic consulting services.

Program Managers

Building Commissioning Agents
